Luxury Homes

As an experienced Realtor, I can tell you that Luxury Homes are the dream of most buyers I talk to. Buying a home is a great experience and finding your dreamed on a big pay off, well worth the effort of the search.

You have earned that degree, got a great job in Montgomery County, Maryland, now your thinking about purchasing a home. Visions of your dream home pop into your head. Will it be a new Luxury home? Perhaps a Historic home, an Estate Home would be nice, a Mega-Mansion or a Trophy Home would impress your family and friends. Just think of it…

Today’s professional couples actually can have the home of their dreams. Combined incomes make it possible to afford homes in excess of $700,000.00 . So, you may be able to live in Bethesda, Chevy Chase, Potomac, Olney, Brookville and other desirable sought after areas in Montgomery, Frederick, Howard and Washington Counties.

Selecting the Realtor

Once a decision is made to purchase a home you must find the right Realtor® to help you through the process. Currently, in Montgomery County there are about 7,500 Realtors® nearly 80 percent of those Realtors® sell less than two houses a year. Do you really want one of the 80 percent to help you with a major investment? Should you choose the best known Realtor® that sells five or more houses a week? Will they be able to give you the time and attention you expect or will you be passed on to one of their associates in their group? Test the accessibility of your newly chosen Realtor®. Do they answer their cell phone most reasonable hours seven days a week? Make a list of your expectations that are important to you and discuss them with your Realtor® prior to signing a Buyer Broker Agreement. You will also find it easier and more reliable to work with that Realtors®, Loan Officer, Home Inspector and Contractors. Your Realtor´s® goal is to help you through the entire process successfully. Client’s working with unknown Lenders, and Inspectors add the “kiss of death” to a transaction at a time when you least need it.

How much does that Realtor® really know about the actual construction of a home? This is very important when buying a home, especially a new home. Realtors® that depend on inspectors for everything should tell you that the inspector is liable only for cost of the inspection should some major problem go undiscovered. While doing a final walk through inspection just before settlement on a beautiful new Luxury Home, I turned the water on in the new tub. Water gushed down on the floor under the tub and ruined the ceiling below the tub. The plumbers had set the tub in place and neglected to connect the plumbing under it. Even new homes can have problems that can go undetected prior to settlement. New homes require more than one inspection during the building process. The timing of those inspections is crucial to the Buyer. Builders usually do have warranties to protect Buyers after the purchase. The question then becomes how well and how quickly do they address all problems that might arise.

Buying in Maryland

Throughout Montgomery, Frederick, Washington, and Howard Counties you will find pockets of Historic, Luxury and Estate homes. Your Real Estate Agent will largely determine which homes you will view.Your price range determines much of this house hunting selection. However, price alone should not limit the areas you can select from. Flexibility is key to finding the right home. Perhaps you will purchase in an area that is not on your original list of possibilities. Locating a $700,000.00 Historic or Luxury home for $300,000.00 is reason to consider a trade off. In this case a 40-minute commute maybe worth the extra savings. Learn what areas are up and coming on the master plan of each county. Prior purchase to full development of the area can mean substantial equity for you the new homeowner. Your Realtor® should be a Real Estate Consultant advising you to all of the possibilities that await you no matter if you choose a lot to build on, an existing home, a New Home, Luxury, Historic or an Estate Home. The choice is all yours. Happy house hunting!
