Real Estate Development - When is the Right Time to Get Started in Property Development?
0 comments Posted by amir at 9:03 PMThe media is currently full of real estate 'doom and gloom' - real estate repossessions and arrears are up and real estate prices are down ... its almost as if the 'sky is about to fall'! This situation has seen many real estate developers, and property investors generally, leave the market - and for those thinking of starting out in real estate development, these are scary times indeed.
What seems like the worst time to get into real estate development can, in reality, be the best time. Successful real estate developers today realize that they can use time to their advantage - their real estate development projects will typically not be ready for sale or rent for 2 to 4 years from inception. So if they have bought well, they are less likely to be affected by the economic situation at the time of purchasing their real estate development site.
In fact, a weak market is a real estate developer's paradise, because a weak market is a buyer's market, and one of the first steps to any real estate development project is securing a viable real estate development site on the best possible terms.
Although we know that the real estate development business is cyclical, and many parts of the world are in a property downturn, we also know from history that knowledgeable real estate developers are successful in any market - falling, flat or rising.
We're working towards what we believe the economic conditions will be in 12 to 36 months time. Indeed we ourselves are still active in the market - seeking Council permission for a number of real estate development projects. This gives us the opportunity to act quickly and build our approved real estate development projects when the market does become buoyant.
It is our opinion that the following market signals are some of the key factors that will lead to increased future opportunities, especially for real estate developers:
· The pent up demand for housing. In March 2008 leading Australian economics forecaster, BIS Shrapnel chief economist Dr Frank Gelber argued that housing prices across Australia will rise by 30% to 40% over the next five years because of the built-up shortages of housing.
· The current Federal Government has stated that they will work towards increasing Housing Affordability and have begun to announce incentives including Tax Credits of $6000 per year if the housing is rented at 20% below market rent.
· We believe that an increasing number of people, in the short to medium term, are likely to require the rental accommodation that we intend to build. This is due to either their financial stress (can't afford to purchase a home) and/or demographic trends (including Gen-Ys who are less likely to buy Real Estate).
Even if our 'crystal ball' is incorrect, we know we have the resources to hold real estate development sites during possible further market fluctuations to come, and increasing rents are certainly helping with that!
Our belief is that this is a golden time to act - perhaps a once in a generation opportunity. Maybe it is not the time to sell completed real estate development projects at the moment, but it is certainly a great opportunity to secure the development site and obtain development planning approval. Now this strategy is not for everyone - you must have the necessary resources to hold the development site and especially the knowledge of real estate development to take advantage of these opportunities.
The best approach for anyone contemplating real estate development will depend on his or her own personal and financial circumstances, but the key message here is that you must do something!
There are many strategies that small real estate developers are currently using, if they don't have the resources to complete a real estate development project right now, including to turn their real estate knowledge into cash by locating ideal property development sites, perhaps taking out an option on the site, and on-selling the 'Development Permit Approval' to someone who does have the resources.
Successful real estate developers know that times of opportunity like this only come along once in a while, and they're taking action so they don't miss the boat.
Regardless of your immediate financial situation, this is the perfect time to leverage your real estate development knowledge into current or future income. This modern concrete architectural homes design of two Twin Houses was projected by Predock Frane Architects. The Two Twin Houses residential design is located in in the Palisades, a hilly region between the Pacific Ocean and the Santa Monica Mountains, within an existing 1950’s housing development.
This residential project design consists of two twin houses sited adjacent to each other on a steep slope above a seasonal watershed. In this project we were interested in exploring the intersection of two classic California building typologies: the courtyard house and the hillside house. This intersection was then further complicated by the overlay of two unsynchronized jurisdictional height envelope parameters that very explicitly controlled the volumetric limits of the structures.
The building program was extensive relative to total city allowances, so we started by intersecting the two envelopes, and then pierced this volume with two courtyards, altering the hillside typology into a hillside/courtyard hybrid.
This typological hybrid “corrected” certain shortcomings in the hillside prototype. The central courtyard creates a large protected outdoor living space secluded from direct engagement with adjacent properties. The main courtyard and adjacent courtyard/recesses pierce the entire volume of the house creating light shafts to rooms typically “buried” in the hillside and further expanding direct access to grounded exterior spaces.
Materially the exteriors of the houses are clad in 12? wide cedar plank. The exterior surfaces are rough cut, transitioning to smooth finishes on the interior surfaces. The windows and the interiors of the courtyards are smooth, white, light reflective surfaces to further transmit light deep into the house.

This cool contemporary restaurant interior design was projected by london based design firm SHH for various McDonald’s restaurant locations around England. European McDonald’s restaurants have been updating their interiors to a more modern and contemporary design in over the past few years, and it’s interesting to see the results because everyone around the world can relate to what a McDonald’s usually looks like. In the new interiors, the typical (and uncomfortable) fixed plastic seating is gone, and instead we’re seeing upholstered banquettes, wood tables, and hanging lamps.

No, I'm not finished posting the new Fall Collection - not by a long shot! Because I am doing the photos, pricing, and web myself without help since my move, it means that I am going much more slowly than I would prefer. However, if you like anticipation....
Today I have another mixture of bracelets beginning with the blue lace agate and amethyst bracelet that you see at the top. The focal is actually a blue chalcedony faceted nugget, the amethyst is transparent and the lampwork beads are some of the absolute best I've had (from an artist whose work sells at a premium). Below is an amethyst bracelet that is complimented by rutilated quartz, thus combining two of the season's hottest colours, purple and grey. I love the amethyst gemstone toggle clasp. The lampwork beads are the perfect purple and grey!

The tourmaline bracelet above features three strands of all shapes and sizes of tourmalines and includes little tourmaline charms hanging at intervals from the bracelet. There is only one lampwork bead, a green transparent lentil with mauvey purple swirls, but it is wonderful. Tourmaline is a great gemstone for this fall since it either has the most popular colours or accents those clothing colours wonderfully well.
The blue lace agate bracelet below is all about flowers: sterling silver flower beads, sterling flower charms, and a focal lentil lampwork bead that has the look of a flower also. Below the blue agate bracelet is one of my favorite combinations: sunstone and dark blue apatite that has the slightest hint of teal in it. Another favorite of mine is the little sterling bird charm that hangs near the center of the bracelet.
There are just three pairs of earrings here, but many more will be appearing on the Cluny Grey Jewelrysite.

The house was designed by and for the architect on an inner urban lot in West Hollywood, California. In an effort to reduce the house to a set of essential ideas, responses to existing conditions began to set the pattern of the house. On entering the front gate, a visitor can see the full depth of the site – from the olive grove, through the glazed living room, to the rear yard and swimming pool – which enlarges the scale of the house. The living room is compressed in height, but opens to the two-story kitchen/dining room. The house addresses contemporary California living. There is one unified social space – the heart of the house – comprising living, dining and kitchen. Video projection is also used in the living room. There is a raw expression of structure throughout the house – ceilings are exposed diagonal wood sheathing with a sprayed insulation roof on top. Walls are white drywall. [via]
